Mold has always been around. So why is it that back in the old days, even though houses leaked, mold wasn't a problem? It’s because houses used to be built in a way that allowed them to dry out after they got wet.
With the energy crisis of the 1970's, emphasis was put on building tightly sealed houses for energy efficiency. Homes are more airtight than they used to be, which means any liquid that gets inside stays trapped and takes much longer to dry. What followed were changes in construction techniques and the use of lower cost building materials such as drywall, so things only got worse.
WHAT SHOULD YOU DO IF YOU HAVE A MOLD PROBLEM
Most indoor mold problems start out relatively small and can be easily fixed. Unfortunately, most indoor mold problems are not addressed right away. Trying to fit repairs into a budget or even a busy schedule can often mean big delays. Or, if the leak is hidden it may go unnoticed for months or even years. The fact is these problems only get worse with time.
Currently there are no official state or federal licensing or experience requirements for anyone engaged in the business of mold inspections, mold testing or mold remediation.
So when you are dealing with water damage to your property or even suspect you may have an indoor mold problem, consider these important factors so you can make certain that your interests are fully protected.

BEWARE of home inspectors, termite inspectors, or any company that is performing mold tests as a sideline. The majority of them don’t have the necessary experience nor do they carry the proper insurance for any such testing or assessments. They found a way to make a few extra dollars but when their inexperience has them failing to identify a genuinely hazardous situation or their improperly written reports ends up costing you thousands of dollars in property value, what can you do? Likely nothing.

NEVER use the same company to perform both mold inspections and mold remediation. Think about it! We believe it is a serious conflict of interest for a mold inspector to profit in any way from the mold removal and repair work. The potential for corruption and abuse is extremely high. A mold inspector that is also the mold remediator can potentially find a great deal of expensive repair work for himself. With the cost of professional mold remediation work, you must have absolute confidence that your inspector has no motivation to find problems that don't exist.

NEVER allow your remediation contractor to provide his own clearance testing. Remediation contractors typically bid jobs for a flat fee, his goal is to get the work done right the first time, and rightly so, since any additional time spent on the job adversely affects his profit margin. So many contractors offer discounted or "FREE CLEARANCE TESTING" to make sure their works passes and they get paid. This is never in your best interest. If your job calls for post-remediation clearance testing, (and every remediation job should), it is always in your best interest to have the original inspection company provide the clearance test. If the original inspector is not available, hire only a third party inspector with no relationship to your contractor.

What is Thermal Imaging?
Thermal Imaging uses infrared technology to detect small differences in temperature. Every material has a unique thermal signature and when moisture, heat, cold or material failure are introduced the thermal signature changes. The changes can be subtle or dramatic but with a trained inspector and this amazing technology they are detectable where they wouldn't be able to be seen with the naked eye. This is used in conjunction with other technology and experience to help identify issues and concerns during the inspection process.
Infrared technology is especially helpful in locating potential problems like electrical hazards and minor roof leaks before they get out of control. How can this technology be useful?
Moisture Detection in Walls and Ceilings - By detecting the difference in temperature between moisture at an area in a ceiling or wall and the surrounding dry areas we can help detect an area of concern that would not normally be visible during a typical inspection. Moisture equals mold and if moisture intrusion can be located and corrected it can prevent further deterioration and widespread growth of mold. Detection and repair of a leak in its early stages can be significantly less expensive than if it is not detected until later.
Energy Audits - Heat loss and/or cold air intrusion can be detected to help improve the energy efficiency of residential and commercial structures.
